The original house was a 2 story slab. A slab or crawl space 'construction' is highly recommended. The Southern property line has a creek along it that bisects the rear southern corner. About 1/2 the lot is in a flood plain. The old house site is NOT in the flood plain. The new house needs to be built in the same area as the old house and is limited to 66' in width. A 2,000 sf ranch and 3,400 sf 2 story is possible. Creve Coeur has a 50' creek setback ordinance. You can't build in the set back, but you can have an enormous garden, an orchard, lawn or let it go wild. A basement is not possible without raising the lot. Any foundation should be engineered (water table & soil). The creek affects several other homes and homesites in the area. Flood insurance is required with (home) loans.
